Jacksonville Beach homes for sale
The liveliest of the three Beaches cities, with a pier, a boardwalk and homes from oceanfront condos to quiet streets near the Intracoastal.
Living in Jacksonville Beach
Jacksonville Beach is its own city in Duval County, separate from the City of Jacksonville. It's the most energetic of the three Beaches communities, with the Jacksonville Beach Pier, the Seawalk Pavilion and a downtown full of restaurants and surf shops.
Homes range from oceanfront condos and townhomes to single family homes on side streets and neighborhoods west of Third Street toward the Intracoastal Waterway.
For many buyers, the draw is simple. You can walk or bike to the beach and still get to Jacksonville's office parks by way of Butler Boulevard.

What to know before you buy in Jacksonville Beach
- Condo due diligence matters a lot. Florida's newer condo safety laws require structural inspections and funded reserves for many older buildings. I review association documents, reserves and any special assessments with you.
- East and west of Third Street live differently. Closer to the ocean means more activity and often higher insurance. Farther west can mean more lot size and quieter streets.
- Short term rental rules are set by the city and by individual associations. Check both before you buy with rental income in mind.
Thinking about selling in Jacksonville Beach?
Selling at the beach often means competing for buyers who are also looking at Neptune Beach, Atlantic Beach and Ponte Vedra. I position your home against all of them.
Jacksonville Beach real estate FAQ
Is Jacksonville Beach part of the City of Jacksonville?
No. Jacksonville Beach is a separate city inside Duval County with its own city government, police and utilities. It's one of the three Beaches cities along with Neptune Beach and Atlantic Beach.
What should I check before buying a beach condo in Florida?
Ask for the association's budget, reserve study, recent inspection reports and any planned special assessments. Florida law now requires structural inspections and reserves for many condo buildings, which can affect monthly costs.
How far is Jacksonville Beach from downtown Jacksonville?
Roughly 15 to 17 miles, often about 25 to 35 minutes depending on traffic, using Butler Boulevard or Beach Boulevard.
