First time home buyers in Jacksonville
Your first purchase should feel exciting, not overwhelming. Here's how to get ready and what to expect.
Step 1. Talk to a lender first
A pre approval tells you what you can borrow, what your payment might be and how much cash you'll need. It also makes your offer stronger. Talk to more than one lender and compare loan estimates.
Step 2. Ask about down payment help
Florida has state and local programs for first time buyers, often based on income and the home's price. The Florida Housing Finance Corporation runs statewide programs, and some counties and cities have their own. Ask your lender which ones they work with, since not every lender offers every program.
Step 3. Know the full monthly cost
Your payment isn't just principal and interest. In Florida, property taxes, homeowners insurance, flood insurance where required, HOA dues and sometimes CDD assessments can add a lot. I'll show you the full number for every home we consider seriously.
Step 4. Find the home
We'll set up a search, tour homes and talk honestly about each one. I'll point out things like roof age and flood zone that affect what you'll pay to insure the house.
Step 5. Make an offer, then do your homework
Most Florida contracts include an inspection period. That's when we schedule a home inspection, a wind mitigation inspection and, for older homes, a 4-point inspection. We also get your insurance quote then, while you can still walk away.
Step 6. Close
You'll review your closing disclosure at least three business days before closing, do a final walkthrough and sign. Then the keys are yours.
After closing: file for homestead
If the home is your primary residence, apply for Florida's homestead exemption with your county property appraiser. The deadline is March 1 of the year after you buy. It can lower your property taxes and caps future increases in assessed value.
Let's start with what you want.
No pressure. Share the basics and I'll help you map out next steps.

Frequently asked questions
What credit score do I need to buy a house in Florida?
It depends on the loan type and lender. FHA loans are often available to borrowers with lower scores than conventional loans. A lender can review your credit and tell you exactly where you stand.
When do I apply for homestead exemption in Florida?
Apply with your county property appraiser by March 1 of the year after you buy, for a home that's your permanent residence as of January 1 of that year.
What inspections do I need when buying a home in Florida?
Most buyers get a general home inspection and a wind mitigation inspection. Insurers often require a 4-point inspection on older homes. Depending on the property you may also want termite, pool, sewer or roof inspections.
