Seller closing costs in Florida
What Florida sellers commonly pay at closing, and what's open to negotiation.
Common seller costs
- Documentary stamp tax on the deed. In most Florida counties, including Duval, St. Johns and Clay, it's $0.70 per $100 of the sale price.
- Owner's title insurance policy. In much of Northeast Florida, the seller customarily pays for the owner's policy and chooses the title company, though this is negotiable.
- Real estate commissions. Set by your listing agreement and always negotiable. Any compensation offered to the buyer's agent is also negotiated.
- Mortgage payoff and any related payoff fees.
- Prorated property taxes. Florida taxes are paid in arrears, so sellers credit the buyer for their share of the current year.
- HOA or CDD items such as estoppel letters, transfer fees and prorated dues.
- Settlement or closing fees charged by the title company.
- Repairs or credits negotiated after inspections.
