I set up a search that matches what you actually want and flag new listings fast. I'll also tell you what I know about homes before you spend time touring them.
Tour
We see homes together and I point out the things photos hide: roof age, drainage, flood zone, noise, HOA rules.
Offer
I pull recent comparable sales and help you decide on price and terms. Then I negotiate for you.
Inspect and insure
Inspections, wind mitigation, 4-point reports when needed, and insurance quotes, all inside your inspection period.
Close
I coordinate with your lender, title company and the other agent so closing day is calm.

Frequently asked questions
Do I pay for a buyer's agent in Florida?
Buyer agent compensation is negotiable and is set out in a written buyer agreement before you tour homes. Sometimes a seller or builder offers to pay part or all of it, and sometimes it's part of the buyer's costs. I'll explain the options for your situation before you sign.
How much do I need for a down payment?
It depends on the loan. Some VA and USDA loans allow no down payment, FHA loans can go as low as 3.5 percent, and some conventional loans start around 3 percent. A lender can tell you exactly what you qualify for.
How long does it take to buy a home?
Once you're under contract, closing usually takes about 30 to 45 days with financing, sometimes faster with cash. Finding the right home can take a weekend or a few months depending on the market and how specific your needs are.
