Atlantic Beach homes for sale
The northernmost Beaches city, with shady side streets, Beaches Town Center and a quieter pace than its neighbors.
Living in Atlantic Beach
Atlantic Beach is a small city in Duval County and the northernmost of the three Beaches cities. It shares Beaches Town Center with Neptune Beach where Atlantic Boulevard meets the ocean, and sits just south of Naval Station Mayport.
Streets closest to the ocean have a mix of original beach cottages, renovated homes and newer custom builds. Farther west you'll find established neighborhoods, some on the marsh, and a few golf course homes.
Kathryn Abbey Hanna Park, a large oceanfront park with trails and a lake, is just to the north.

What to know before you buy in Atlantic Beach
- Lot sizes and tree rules. Atlantic Beach has its own tree protection and building rules. If you're planning to renovate or rebuild, we'll check them before you commit.
- Proximity to Mayport. Being near the naval station is a plus for many buyers and worth noting for others. I'll be straightforward about traffic and noise for any specific street.
- Flood and wind. Oceanfront and marsh front homes need careful insurance quotes and a look at elevation.
Thinking about selling in Atlantic Beach?
Atlantic Beach buyers often know exactly which blocks they want. Clear, honest positioning about walkability, lot and condition tends to bring the right buyer faster than broad marketing.

Yes. Atlantic Beach sits just south of Naval Station Mayport, so many homes are a short drive from the base.
